£3m development plans at Wantage alarm town centre traders


TRADERS in Wantage have raised concerns that plans for a £3m new development of restaurants and homes could lead to a further decline in the town centre.

Plans for a multi-million pound scheme, which would include two restaurants with 14 two-bedroom apartments overlooking the town’s Letcombe Brook beauty spot, have been lodged with planners.

It would also include a 14-space underground car park for residents.

But this week traders were unsure about the scheme, which would be built opposite New Look and Focus DIY in the Limborough Park development.

Karen Rankine, manager of The Bear Hotel in Market Place, said: “This would take more people out of the Market Place to the new development and I think people are trying to get more people into the centre of the town rather than away from it.

“There are so many empty premises — why can’t what was the Arbery pub be turned into a restaurant, rather than building new ones?

“I don’t have a problem with the restaurants (but) I am not sure if the town needs more housing at the moment.”

Linda Hatter, of Top Hatters Boutique, in Mill Street, said: “I would like to see more things happening in the Market Place rather than away from the centre of the town.”

However, Jim Hethering-ton, chairman of the town’s chamber of commerce, said: “The more the development grows, then what we are getting is an out-of-town development in town, which should encourage more people in.”

Bill Atkinson, managing director of development firm Wantage Investments, said the development would make the town more attractive.

Mr Atkinson said the proposed development would involve demolishing two old single-storey workshop buildings — one of which is empty and the other used as office space.

He said: “Wantage needs more restaurants and properties. Having this development would pull people in from the different catchment areas.

“The more people we can attract to the historic market town, the more alive the town will be. This would be a good thing for traders, who would feel the financial benefits from additional visitors.”

Donna Chandler, of Peter Casey Jewellers in Market Place, agreed.

She said: “I think it’s certainly something that Wantage is lacking. It needs decent places to eat.

“There are some decent places, but more choice is always good.

“I think it would be good if people came for the day, had some lunch out and then looked around the shops.”

Mr Atkinson said parking for restaurant users would be in Limborough Park, which includes Sainsbury’s, WHSmith and Argos.

The site has 700 spaces and parking is free for two hours.

The two restaurants would seat 100 people.

If the Vale of White Horse District Council planners approve the development, work could start at the end of this year — with the site open by the end of 2010.

Mr Atkinson said the protection and preservation of Letcombe Brook had been a key consideration throughout the design of the development.

Surely the empty premises on the "new" complex need filling first before more are built. There definately is no more need for houses and apartments and then there is the ongoing issue of parking.
Work on our restoring faith into our beautiful town centre first and help keep our history and friendly community going.

Surely some of the empty premises in the Wantage centre are suitable, i.e Woolworths, WH Smiths, Arberys/arcade behind. As for Wantage Chamber of Commerce comments, almost as odd as them decorating the Woolworths frontage in memory of John Arbery, a store right opposite his and a competitor; surely it would have been more appropriate on his former empty premises as a sad indictment of the demise of a independent trader.

And more housing again close to the centre. Look at the site on the former St Mary's School centre site. The last time I passed Newbury Street/Ormond Road I was amazed to see how close the new properties are to the road edge and the substantial increase in units/intended residents than was noted at the planning stage.

And then the construction of a 14 space underground parking facility. We've read the saga regarding Wantage's first 35 space one! Will this one have some 50% less damage? Obviously this makes use of limited ground space but is it really cost effective to build, considering foundation issues etc?

Something not mentioned is the gradual loss of open spaces in and around Wantage centre. Recently there was speculation about developing behind Waitrose, we have lost much open spaces from:

St Mary's School
Smiths Wharf businesses
Business site next to Lamb Inn, Mill St
Garston Lane School
The demise of the Sack House in The Wharf


Congratulations to those that saved Betjamin Park from development.

The Regent cinema has been closed for many years, presently saved from residential development, but for how much longer. If it is too costly to refit to the standards of new builds have any developers even considered this rather than 100 seat restaurants, etc?

Perhaps too much choice so that one loses the essence of basics or indeed how to behave rationally.

Too much self, self?

Lastly, amazing to see there is still quite a bit of money or debt investment swishing about.

Whilst I don't agree with this development as like others have said we already have plenty of empty shops in and around the town, it may encourage developers / council to put a proper crossing in to make it safer to cross the road! It is currently a nightmare to cross safely.

At the moment, the derelict buildings in Limborough Park are an eyesore and something needs to be done. Personally, I dont object to more restaurants - Wantage is sadly lacking in this area.

The comments about everything needing to be in the "town centre" (only 200 yards away) are a bit strange. The reason there are empty shops is that this has already been tried and failed (e.g. Arberys). You have to attract people to wantage in the first place and these new facilities might help.

Finally, Herald can you please do some research? We have the same old quotes from the same traders in this piece (who understandably have some concerns). What about asking some residents what they would like to see and give us some BALANCE? (and this does not mean phoning the same few people on your list)

Have lived in Wantage all my life and yes it does need updating. But we do not need any more shops to fill. Lets try and fill the currently empty properties.
Shop owners keep saying we need more cafes and restaurants to create a 'cafe culture' but people won't come to Wantage just for a cup of coffee. Wantage needs more shops, but who would start a business in the current financial climate!
All property owners in Wantage should be made by the council to tidy up their properties - weeds need removing, woodwork needs painting, dead plants and rubbish bins removed from the windows etc. They must be able to afford it as they have received very high rents in the past!
