UNITED KINGDOM ATOMIC ENERGY AUTHORITY LAND AT HARWELL OXFORDSHIRE The Crichel Down Rules
The United Kingdom Atomic Energy Authority ("UKAEA") has declared an intention to dispose of land ('the Land') at Harwell Science and Innovation Campus in Oxfordshire.
The Crichel Down Rules ("the Rules") are Government policy arrangements for the disposal of surplus land and require Government departments to:-
i. offer surplus land back to the former owner or his successor at market value; or
ii. inform the former owners or his successor that an exception under the Crichel Down Rules applies such that the surplus land will not be offered back to the former owner or successor.

UKAEA is not declaring that the Land is surplus to Government requirements because it forms part of the Harwell Science and Innovation Campus, the development of which as a leading centre for science technology and innovation is a strategic objective for Government and because UKAEA will continue to have a share in the ownership and management of the land after the disposal
Nevertheless UKAEA has considered the Rules and has concluded that the Land has materially changed in character such that Rule 10 of the Crichel Down Rules would apply in any event.
Notwithstanding UKAEA's view that Rule 10 applies to the Land, if it applied only in part then Rule 15(6) would apply in that there is a risk that a fragmented sale would realise less than the whole.
Accordingly this notice is for the purpose of advising former owners and their successors that the land will not be offered back.
