The Property

This charming Grade II Listed period cottage dates from the late 17th/early 18th Century and offers deceptively spacious accommodation arranged over three floors. There are many period features including stripped pine doors and cupboards, together with two attractive Victorian fireplaces. In 2009 most of the radiators and the boiler were replaced and the bathroom refitted with a large Matki shower enclosure. More recently the cottage has been overhauled with a new front door and three hardwood double glazed rear windows and the garden room door. The cottage has been redecorated both inside and out and is well presented. The large garden room/studio at the rear is currently used as a study but could easily provide guest accommodation if required. The landscaped rear garden enjoys a south-facing aspect and is a very attractive feature.

The Accommodation

The front door leads into a lobby with an attractive internal window with lead-light detailing. A door leads into the sitting room which has a Victorian fireplace with stripped pine cupboards to the side. There is a wide 4 bay wide window to the front which is secondary glazed. An opening leads through to the large dining area with built-in stripped pine cupboards and shelving. From here a door leads off to the kitchen, which has a vaulted ceiling and is light and airy by virtue of two windows, two roof lights and a half glazed side door. The dual-fuel Smeg range cooker has an extractor over and there is space for two under-counter appliances and an upright fridge/freezer. Beyond is a utility/boot room with a door and steps leading down to the large garden room/studio, which again has a vaulted ceiling with two windows and a door onto the terrace. On the first floor the main bedroom is at the front and has a Victorian fireplace with built-in wardrobes and cupboard either side and there is a secondary glazed window. The shower room has a large 1.5m enclosure and a storage cupboard housing the boiler. On the top floor is a charming further double bedroom with built-in cupboards and a wardrobe, together with wide elm floor boards and a dormer window with country aspect.

The south facing garden has a lovely brick terrace adjoining the garden room. From here a path leads through a brick and gravelled area with box planting and climbing roses either side. Continuing through the trellis arch there is a paved sitting area and beyond is the shed and storage area screened by a bamboo fence. At the bottom of the garden there is a small stream which flows into the river Avon by the Silk Mills. From the kitchen door a path leads across the rear of the neighbour, through a passageway and onto the High Street, providing valuable rear access for bins and the like.

All mains connected. The Valliant gas combination boiler is in a cupboard in the bathroom. There is a fitted water softener in the kitchen. Council Tax Band C - £1727.56 payable for 2019/20. No EPC is required as the property is Listed.
