TRULY DECEIVING – noir by david cliff – I first saw this home back in 2010 and I can tell you that there is simply zero resemblance to what was once here.

I had heard of all the great plans and thoughts as to what the current owners planned but I have to admit that I thought they were mad, over ambitious and were set for a fall ……. how wrong I was, and I mean SERIOUSLY wrong.

They wanted to use a local architect and builder to create a bespoke Executive home for their large family but also one that was environmentally friendly and had the latest energy saving features. They had been inspired by time they had spent living in Europe before settling back here in the UK. An example of this is the clever installation of the solar panels, integrated into the design means they have no visual impact, you literally don`t see them.

The decision for underfloor heating throughout was a good one, this along with the high level of insulation was a must in the current owners eyes.

So, I usually like to give you a verbal walk through but I’m honestly struggling to see how I do this justice, descriptively, so here’s just my overview of what is in store for you.

We have just over 3000 sq ft here of town centre bricks and mortar, and it’s a truly well-balanced and versatile 3000 sq ft. On arrival you could be forgiven for wondering how exactly that much accommodation fits, but it does, and very well.

The entrance hall sets the scene, spacious, plenty of room to greet guests, get shoes and coats off or swing a pram or two into position. The office is then off to the right, lovely shape to furnish and tucked out the way so you can work away from the main hustle and bustle of family life.

Then to the right we have the first reception space, huge space at just under 20ft by 14ft and this can be anything you want it to be but for this purpose we named it family room but there is so much further room you may have a different view.Wandering through to the central and rear part of this incredible home we have a vast semi open plan, flowing space that is tiered to give both features and definition ….. and it works so well.

The central reception space is the definition of versatile, the use will undoubtedly change as life changes, but it really opens things up and allows the flow to go where you would hope. Skirting round to the right takes you into a snug area that also has a separate entrance from the hallway, this allows some privacy and a bit more of a cosy space to retreat too.

Now we have steps, so cool and it really really works, it give some interest rather than just a HUGE space which is where some homes like this fall down. When you think the raised area alone is over 25ft by 15ft and this is your kitchen / dining space, it’s amazing, beautifully fitted and the vast roof lantern allows the natural light to flood in. The central Island is of a size that counts if that makes sense, not just a token gesture but genuinely sizeable enough to congregate around, cook, prepare food and also lay things out when the party starts!

As you can imagine there is also ample room for a serious dining table and chairs.

We have a lovely large landing area which leads to five impressive double bedrooms, three of which have en suites with a further family bathroom servicing the remaining two. As you glance through you’ll see the en suites and family bathroom are all very sleek, a contemporary style and look. The balance again feels good here, and the space is so noticeable.

So now we travel outside, the frontage with shaped and block paved driveway gives great parking and with guests coming and going and older children staying at home for longer, this is a great asset.

Round to the back garden and you would never believe you were in town, the garden looks lush and established and you seem to look at nothing but sky!

The terrace area immediately running along the full width of the home is glorious, the retaining wall helps the definition, and the brickworks really pops against the green lawn. Eco thought was given here too, under the terrace is a water collection tank where the rainwater is collected and used to flush toilets, so clever and so good in this climate to make the most of everything. Looking back at the house it’s a good looking home and the choice of brickwork has been key ……. We really think you’ll like this.
